Walter Neilsen is an attorney with Waller Lansden and practices in the areas of real estate, finance and banking law.

Mr. Neilsen represents a wide range of clients in the development, lease, acquisition and divestiture of commercial real estate, with a focus on the healthcare industry. Mr. Neilsen represents a publicly traded Real Estate Investment Trust (REIT) as national leasing counsel. He recently represented the REIT in the acquisition of 15 medical office buildings in Charlotte, North Carolina. His REIT experience also includes representing a REIT in securing a $300 million credit facility for a REIT involved in the development and leasing of retail properties.

He has extensive experience assisting healthcare companies with the development of medical office buildings (MOBs), including the negotiation of long-term leases with third-party developers, and the preparation of the necessary agreements to govern the future use and operation of these properties. He recently assisted a behavioral healthcare services provider in acquiring 20 psychiatric hospitals and securing a $475 million credit facility.

Mr. Neilsen represents banks and other lenders in a wide variety of commercial real estate transactions, frequently representing lenders in construction financing loans. Mr. Neilsen serves on the firm’s Opinion Committee and provides counsel on a wide variety of opinion-related matters. Additionally, Mr. Neilsen provides representation to companies involved in the development of a broad range of condominium projects, including residential, medical office, office, retail, commercial and leasehold condominiums.

As Chair of the Real Estate Affinity Group of the American Health Lawyers Association, Mr. Neilsen has been actively involved with the AHLA, including speaking on various healthcare real estate topics, including medical office leasing issues. For the past three years he has spoken at BOMA's annual Medical Office Building & Healthcare Facilities Conference, most recently addressing new developments and issues generated by healthcare reform with respect to Stark compliance. In August 2010, Mr. Neilsen’s article on the impact of use restrictions in MOB leases was published in Medical Office Today.
